Two Jobs, No Security: The Renter's Dilemma

A man holding two jobs mentioned that the uncertainty of renting prevents him from feeling too at ease in his own home.

Brian Jenkins, a substitute teacher and bar manager, had to move out of the apartment he had occupied for 12 years when his landlord announced plans to sell the property.

However, Mr Jenkins, from Llanelli, Carmarthenshire, mentioned that the apartment was eventually put back onto the rental market for £350 per month, which was higher than what he had been paying.

Private sector rental costs in Wales increased by 8.2% over the past year, as per the most recent figures from the Office for National Statistics (ONS), while new data from Principality Building Society indicates that property prices have stayed steady despite a rise in sales.

The typical private rent in Wales increased to £804 each month in June, although the growth rates have already surpassed their highest level of 9.9% recorded in the year ending November 2023, as reported by thePrivate Rents Price Index.

Mr. Jenkins, aged 56, mentioned that being forced to leave the house where his son was raised gave him a lingering feeling that he didn't want to "become too at ease, just in case" it occurred again.

When he was searching for a new location in 2022, he had to be cautious because "they were charging extremely high prices for certain properties, which I simply couldn't afford."

Last year, the monthly rent for his house went up from £550 to £600, which he considered "reasonable," although he mentioned it might be challenging during school breaks when his temporary job opportunities decrease.

Stephen Davison, 61, hailing from Llandudno in Conwy county, lost his employment during the coronavirus outbreak and now relies on his savings to cover his expenses.

His housing costs have increased by £100 each month, which, along with ongoing council tax payments in recent years, has made covering his expenses more challenging.

He stated, "You transition from having outlined plans for the future to having everything disrupted. I'm uncertain where I'll end up if I can't find another job."

Estate agent Douglas Haig, who serves as a director for the National Residential Landlords Association, mentioned that he anticipated a slowdown in rent hikes across Wales, as several rising costs for property owners "have begun to stabilize recently."

He stated, "There comes a stage where the general market reaches a limit in terms of what it can bear. And I believe we are approaching that stage."

The typical home cost £238,098, representing a 0.7% rise compared to the previous year, as reported by Principality's Wales House Price Index for the period of April to June, with the number of transactions increasing by 13%.

Nine areas experienced a rise in average home values, whereas 13 saw a decrease.

Iain Mansfield, the chief financial officer of Principality, mentioned that difficulties faced by first-time homebuyers in terms of affordability are "beginning to improve" following reductions in Bank of England interest rates, which have led to lower mortgage costs.

While some individuals remain in rental housing, a continuous rise in sales during the last 15 months indicates that it is becoming more accessible for others to enter the housing market, he noted.

A former police officer named Paula Spence relocated to her new family residence in Cwmbran, Torfaen, just two weeks ago.

She and her husband Graham had previously moved to a smaller home, but when their three children and grandchildren returned to live with them, they needed a larger place.

Mrs. Spence mentioned that they managed to find a buyer for their home in just two days, but it was "a challenge" to locate the suitable property to purchase.

"There were some options available, but they were in a more expensive category than what we were willing to spend, so we felt very fortunate that we found this," she said.

The family is happy, and we each have our own space, so everything is fine.
